Should I Buy or Sell First in the Toronto real estate market?
There was a time, not long ago, when the seller’s market was so strong, that we could practically guarantee how events would unfold for our Toronto sellers. Since we were so certain on how quickly and how much a Toronto house would sell for, it only made sense for our sellers to go out a purchase their next home, even before they started the process of selling their current home. It went smoothly for our clients, every time.
Today, that’s a risky situation.
While the market is solid, it remains unpredictable in all sorts of pockets around Toronto. One great house might get 10 offers… and then another great house, one block away, gets no offers.
Unless you’ve got extra funds and various back-up plans in place, it’s likely a better decision to sell first so you know exactly where you stand financially.
While this may be the safer route, it does bring some unknowns into the situation, such as:
What if I can’t find a new home that I want to purchase before I close on my current house? Or, Where will all of my stuff and my family stay for 30 days if I can’t move into my new home for a month after I close on my current home?
There are a lot of things to consider when planning the transition. Contact The WEIR Team today and let’s talk through your options. After a decade of guiding great folks just like you, we’ll help make sure it all goes as smoothly as possible.
